Screen Rooms and Patio Enclosures in Austin

A finished screen room built onto a brick house, with a sloped beige roof, full height screen panels, a screen door standing open and a ceiling fan visible inside.

A covered patio in Austin is usable for about an hour at dusk before the mosquitoes decide otherwise. The roof solved the sun. It did nothing about the reason nobody sits out there in the evening.

Last Stage Services screens it in. Enclosures built onto an existing cover, or a new cover and enclosure together, across Austin and the towns around it.

What a screen room actually gets you

The evening back. A covered patio is a place you walk through; a screened one is a place you sit in after dark, eat in, and leave the doors open from.

It also keeps the patio clean. No leaves, no windblown dust, no wasps building in the corner of the ceiling every spring.

Built onto what is already there, or from scratch

If you already have a solid cover, the enclosure frames into it. If you do not, the cover and the enclosure go up together, which is cheaper than doing them a year apart and avoids a second set of posts.

Knee walls in stone or board where you want something solid at the bottom. Full height screen where you want the view. A proper hinged screen door rather than the sliding kind that jumps its track by the second summer.

The screen is the part that fails first

Standard insect mesh tears, sags and goes brittle in this sun. Heavier pet resistant mesh costs a little more and is the difference between a room that still looks right in five years and one that needs redoing in two.

If you have a dog that leans on things, say so before we spec it rather than after.

What it costs

Screening an existing cover starts at $2,560, which is two people for two days. A larger opening, a knee wall, or a cover and enclosure built together runs from $3,840.

The frame and screen package is quoted by the opening, and you get that figure and the labor together before anything is ordered.

What comes off first

An old sunroom, a rotted screen porch or a collapsed awning usually has to go before the new one goes up. That is hauling, which we already do, so it happens in the same visit.

Send photos of the patio, the posts and the roof over it, with a rough width and depth, and get a number covering the frame, the build and the clearing.
