Pressure Washing in Austin, Driveways, Storefronts, Patios & Parking Lots

Grime arrives too slowly to notice. A storefront does not get dirty on a Tuesday. It fades across two years, and then one afternoon a customer decides the place looks tired without ever knowing why.
Wash & Wave reverses that in an afternoon. Pressure washing across Austin for driveways, patios, sidewalks, storefronts, dumpster pads, parking lots, and drive lanes. A surface is what a property says about itself before anybody speaks, which makes washing it less like maintenance and more like getting a say in the message.
What we wash
Concrete driveways, walkways, and patios. Storefronts, entryways, and building exteriors. Dumpster pads and enclosures. Parking lots and drive lanes. Fences, decks, and retaining walls. We also handle graffiti removal, window washing, parking-lot line striping and repainting, and residential curb numbering.
Pressure, and when not to use it
High pressure is right for concrete and masonry. It is wrong for siding, painted wood, older mortar, and most roofs, where it drives water where it should not go and strips finish. Those get a soft-wash instead, lower pressure, the right cleaning solution, and patience.
Damage is a real risk with this work, which is exactly why the method gets chosen per surface rather than per machine. Anyone who quotes you the same PSI for a driveway and a cedar fence has told you something important about how the job will go.
What it costs
Send photos of the surface and get an honest number back. We come in under national franchise rates. If the surface turns out worse than the photos showed, heavy oil, deep organic staining, layered graffiti, you hear it from us before we do the extra work.
Why not just rent a machine?
You can, and for a light patio it is a reasonable Saturday. What a rental will not do is lift bonded grease off a restaurant pad, kill and remove the organic staining that comes back in six weeks otherwise, or contain the runoff so it does not go straight down a storm drain. The gap between a rented machine and this work is not effort. It is heat, chemistry, containment, and knowing which surface takes what.
Once, or on a rhythm
Most surfaces in Austin want attention once or twice a year. Restaurant pads and high-traffic entryways want it more. Start with one wash. If you want it handled on a schedule after that, we will set a rhythm that fits the property, and the same crew can pick up the pool and the bins while we are there.
CTA: You pay less than the franchise, the person doing the work is paid fairly, and ten percent of the job cleans a local creek.
